Security Deposit and House Keeping Gratuity.:  A House Keeping Gratuity will be added to your invoice. The gratuity is $15 for a 1-bedroom unit and $30 for a 2-bedroom unit, for 7 nights. For stays of less than 7 nights the gratuity is $2 per room per day. A refundable security deposit of $200 may be with the final payment.  Security deposits are processed at the end of each month and refunds are credited to charge accounts or returned by check within 10 days thereafter.

Minimum Stay:  Seven night minimum stay for Christmas/N.Y. holidays. Five night minimum stay for January thru May and December. Four night minimum stay for June through November.

Maximum Occupancy:  Maximum occupancy is 6 people for two bedroom condos and 4 people for the one bedroom condos.  Sofa beds can sleep two adults, but are better for children.

Terms of payment and Refunds:  Reservations require a 50% rent deposit for confirmation.  The balance with the tax and security deposit must be received within 30 days prior to the arrival date.  The rent deposit, less a $50 processing fee, is refundable until 60 days prior to the arrival date.  There are no refunds of deposits, rent or tax for cancellation for any reason within 60 days of the arrival date.  Cancellation insurance is available through travel agencies.  Computer door lock cards and maps are mailed about 20 days before arrival date.  We accept Visa and MasterCard.

Check in  - Check out Time:  Check in is 1:00 p.m. and check out is 11:00 a.m.  Baggage may be stored in the secure laundry\dive room after check out.
